PA-0400152 OF YVONNE MCLAUGHLIN <br /> (C/O LARRY KUNDERT AND MIKE SMITH ENGINEERING) (APN: 119-210- <br /> 08/09) (ADDRESS: 2605 E. WATERLOO ROAD, STOCKTON) <br /> The applicant has submitted the above referenced Site Approval application for three multi-tenant <br /> commercial buildings to be constructed in two phases over a five year period. The buildings will <br /> be used for tenants with specific approved uses that are permitted in the C-G zone. Phase One <br /> includes Building #1 at 9,000 square feet and existing Building #3 at 3,500 square feet. Phase <br /> Two includes Building#2 at 19,800 square feet and will begin within five years. The total acreage <br /> of the project is 2.05 acres with a General Plan designation of C/G (General Commercial) and a <br /> Zoning of C-G (General Commercial). <br /> The project site is located on the north side of Waterloo Road, 450 feet west of Sunset Avenue, in <br /> Stockton. <br /> The Community Development Department has reviewed the proposed Site Approval and offers <br /> the following comments: <br /> Services <br /> A "will-serve' letter shall be submitted from the appropriate water, sewer, and storm drainage <br /> agencies prior to approval of the project. This letter must include a statement from the agency that it <br /> will serve the proposed development, and has, or will have, the capacity to provide such service. <br /> Side Setback <br /> The required side yard along the east property line is increased to twenty (20) feet because the <br /> side yard abuts property developed with residential uses. (Development Title Section 9-824.2[a]) <br /> The applicant may request to have the required side yard reduced to twelve (12) feet with a <br /> submittal of a Deviation application, or for side yards less than twelve (12)feet, the applicant may <br /> submit a Variance application. <br /> 1 <br />
