Approved Uses <br /> Because of the layout of the property and the proposed project, there is a physical limit to the <br /> number of parking spaces that can fit on the site. Based on the proposed number of parking <br /> spaces and the square footage of the proposed buildings, any approved use type would be <br /> allowed a maximum of two (2) parking spaces per 1,000 square feet of building. The approved <br /> use types that meet this requirement and may be appropriate for the site are as follows: <br /> • Building Maintenance Services <br /> • Construction Services: Light <br /> • Custom Manufacturing <br /> • Nursery Sales and Services: Landscaping Services <br /> • Personal Storage <br /> • Transportation Services <br /> • Wholesaling & Distribution: Light <br /> If the above issues are addressed, the following will apply: <br /> Site Approval Application No. PA-0400152 was approved by the San Joaquin County <br /> Community Development Department on . The effective date of approval is . This approval <br /> will expire on , which is 18 months from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with, (2) all necessary building permits have <br /> been secured and remain in force, and (3) all necessary permits from other agencies have <br /> been secured and remain in force. <br /> Unless otherwise specified, all Conditions of Approval and Ordinance requirements shall be <br /> fulfilled prior to the establishment of the use and the issuance of any building permits. <br /> Those Conditions followed by a Section Number have been identified as Ordinance <br /> requirements pertinent to this application. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT'. The <br /> Site Plan required as a part of the building permit must be prepared by a registered civil <br /> engineer or licensed architect. This Plan must show drainage, driveway access details <br /> including gates, on-site parking, landscaping, signs, existing and proposed utility services, <br /> and grading (refer to the "SITE PLAN CHECK LIST' for details). A fee is required for the <br /> Site Plan review. (Development Title Section 9-884) <br /> b. APPROVED USE: This approval is for three multi-tenant commercial buildings to be <br /> constructed in two phases over a five-year period as shown on the Revised Site Plan dated <br /> April 27, 2004. The buildings will be used for tenants with these following use types that are <br /> permitted in the C-G zone: <br /> (1) Building Maintenance Services <br /> (2) Construction Services: Light <br /> (3) Custom Manufacturing <br /> (4) Nursery Sales and Services: Landscaping Services <br /> (5) Personal Storage <br /> (6) Transportation Services <br /> (7) Wholesaling & Distribution: Light <br /> Phase One includes Building #1 at 9,000 square feet and the existing Building #3 at <br /> 3,500 square feet. Phase Two includes Building #2 at 19,800 square feet and will begin <br /> within five years. <br /> 2 <br />
