c. LOT LINE ADJUSTMENT: The applicant shall apply for and be approved for the lot line <br /> adjustment as shown on the Revised Site Plan dated April 27, 2004 before obtaining any <br /> building permits. A separate fee will be required for the Lot Line Adjustment application. <br /> d. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> (Development Title Section 9-1015.5[e]) <br /> (2) Based on the list of approved uses, a minimum of sixty-four(64) parking spaces shall <br /> be provided, including three(3)handicapped accessible spaces with one(1)van <br /> accessible space. Accessible spaces shall be located as close as possible to the <br /> primary entrance(C.C.R., Title 24). (One space is required for every 1,000 feet of <br /> building area.) (Development Title Section 9-1015.3) <br /> (3) Each parking stall shall be an unobstructed rectangle, minimum nine (9)feet wide <br /> and twenty (20) feet long. (Development Title Section 9-1015.5[b]) <br /> e. LOADING: One (1) loading space shall be required for each use having three thousand <br /> (3,000) square feet of gross floor area. Each space shall be a minimum of twenty-five(25) <br /> feet in length and fifteen (15)feet in width, and shall have a minimum height clearance of <br /> fourteen (14)feet. On-site driveways and maneuvering areas may be used in lieu of one of <br /> the loading spaces as long as maneuvering areas for delivery vehicles are provided. <br /> (Development Title Section 9-1015.6) <br /> f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) Parking lot and security lighting shall be installed. (Development Title Section 9- <br /> 1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists. <br /> (Development Title Section 9-1015.5[g][4]) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. At a minimum, a <br /> ten (10)foot wide planting strip is required along Waterloo Road. The strip shall be <br /> continuous except where crossed by driveways and walkways. (Development Title <br /> Section 9-1020.8) <br /> (2) The parking area shall be provided with a minimum of five percent(5%)of landscaping <br /> within the perimeter of the parking area, not including landscaping along the street <br /> frontage. A minimum of thirteen (13)trees shall be planted, evenly spaced throughout <br /> the parking lot. (One tree is required for every five(5) parking spaces.) (Development <br /> Title Section 9-1020.5) <br /> (3) A five(5)foot planting strip shall be installed adjacent to the solid masonry wall and the <br /> parking area. (Development Title Section 9-1020.5[e]) <br /> h. SCREENING: Screening shall be provided and comply with the following: <br /> (1) All storage materials and related activities, including storage areas for trash, shall be <br /> screened so as not to be visible from adjacent properties and public rights-of-way. <br /> 3 <br />
