DEPARTMENT OF PUBLIC WORKS: <br /> Conditions of Approval: <br /> a. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> Ordinance Requirements: <br /> The Ordinance Requirements listed below have been identified <br /> as pertinent to this project. Other Ordinance Requirements <br /> may also apply. Ordinance Requirements are not appealable. <br /> b. A Parcel Map is required. <br /> C. The remainder shall be designated as "Designated <br /> Remainder" on the Parcel Map. <br /> d. The Traffic Impact Mitigation Fee will be required for <br /> this subdivision. The fee is due and payable at the time <br /> of building permit application. The fee is $2 , 018 . 00 <br /> for each single-family dwelling unit in the Lockeford <br /> area. The fee shall be automatically adjusted annually <br /> by the Engineering Construction Cost Index as published <br /> by the Engineering News Record. <br /> e. An Irrevocable Offer of Dedication for a 25-five-foot- <br /> wide right-of-way shall be required either along the <br /> south side of the quarter section line of APN' s 007-100- <br /> 4 and 007-100-5 or along the east side of the quarter <br /> section line of APN 007-100-14 . <br /> f. If access is provided along the east side of the quarter <br /> section line to Liberty Road, an all-weather crossing <br /> shall be placed across the creek. The crossing shall be <br /> approved by the San Joaquin County Flood Control <br /> District. <br /> g. If access is provided along the south side of the quarter <br /> section line to Sowles Road, the owner shall execute an <br /> Irrevocable Offer to Dedicate a 25-foot-wide right-of- <br /> way along the south side of the quarter section line <br />
