CONDITIONS OF APPROVAL <br /> MS-90-130 <br /> RAY TARGOWSKI <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. DEPARTMENT OF PUBLIC WORKS: <br /> Conditions of Approval: <br /> a. The frontage improvements for Durham Ferry Road across <br /> Parcel #1 shall be constructed in conformance with the <br /> standards for one-half of a 60-foot right-of-way farm or <br /> estate subdivision street. The construction of the <br /> frontage improvements will be deferred, upon execution <br /> by the owner of a Deferred Frontage Improvement <br /> Agreement, prior to approval of the Parcel Map. (A <br /> $250. 00 fee is required for processing per Ordinance No. <br /> 3337 in addition to a copy of the Grant Deed and an <br /> estimate. The estimate shall be prepared by a Registered <br /> Civil Engineer with a typical section drawing on a form <br /> to be supplies by the Public Works Department and <br /> submitted to the Public Works Department for approval. <br /> As an option the Department of Public Works will prepare <br /> the drawing with estimate for an additional fee of <br /> $100. 00. ) <br /> b. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> Ordinance Requirements: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> C. A Parcel Map is required. <br /> d. Remainder shall be designated as "Designated Remainder" <br /> on Parcel Map. ' <br /> e. The Traffic Impact Mitigation Fee will be required for <br /> this subdivision. The fee is due and payable at the time <br /> of building permit application. (The fee is $2 , 083 . 00 <br /> for each single family dwelling unit in the Tracy area. <br /> The fee shall be automatically adjusted annually by the <br />
