Conditions of Approval <br /> MS-90-99 <br /> Page 3 <br /> The required private irrigation easement is indicated on <br /> the enclosed map, and is to extend across Parcel #2 and <br /> be parallel and adjacent to the O. I.D easement requested <br /> in Item a above. <br /> A note shall be included on the parcel map near the <br /> indicated easement, and will read as follows: "A 20 foot <br /> wide private irrigation easement across Parcel #2, for <br /> the benefit of Parcel 1 as indicated, shall be conveyed <br /> at the time of conveyance of ownership of Parcel #2 . " <br /> C. At the time of conveyance of ownership of Parcel #2 <br /> and/or Parcel #1, a 20 foot wide private drainage <br /> easement shall also be conveyed. The purpose is to <br /> provide drainage access for Parcel #3 and Parcel #2 to <br /> drain to the west, and to allow a drainage ditch to be <br /> installed off of the County Road right-of-way. <br /> The required private drainage easement is indicated on <br /> the enclosed map, and is to extend across the northerly <br /> 20 feet of Parcel #2 and Parcel #1. <br /> A note shall be included on the parcel map near the <br /> indicated easement, and will read as follows: "A 20 foot <br /> wide private drainage easement across Parcel #2 , and <br /> Parcel #1, as indicated, shall be conveyed for the <br /> benefit of Parcel 1 as indicated, shall be conveyed at <br /> the time of conveyance of ownership of Parcel #2 and/or <br /> Parcel #1. " <br /> d. Current O. I.D policy will require that the new parcel of <br /> less than three (3) acres be disconnected from the O. I.D. <br /> water service and not receive irrigation water. <br /> e. Payment of any outstanding O. I.D. fees prior to approval <br /> of the final map. <br /> 4 . PLANNING DIVISION: <br /> a. The mobile home on Parcel #3 shall be placed on a <br /> permanent foundation. <br />
