Dedication to result in a 42 foot wide right-of-way from <br /> the centerline of Lone Tree Road to the property line <br /> shall be required across the frontage of Parcel 3 . <br /> 2 . PUBLIC HEALTH SERVICES: <br /> a. A soil suitability study as required by Section 10100 of <br /> the San Joaquin County Development Code indicating that <br /> the area is suitable for septic tank usage. <br /> b. An Improvement Plan shall be submitted showing the <br /> location of the well and sewage disposal area (including <br /> a 100% expansion) . <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. Other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> C. State on revised plans or improvements plans the maximum <br /> number of employees the sewage disposal system is being <br /> designed for and that the leach field area will be <br /> barricaded so it cannot be driven over, parked on or used <br /> as a storage area. This leach field area must be used <br /> for that specific purpose only and cannot contain any <br /> underground utility lines. <br /> 3 . OAKDALE IRRIGATION DISTRICT: <br /> a. An O. I.D. easement for the Sweet Lateral across the <br /> southeasterly 30 feet of the property as shown on the <br /> attached map. This easement must be prepared as a <br /> separate document with legal description, acceptable by <br /> O.I.D. , signed by the present owner and the District, <br /> and recorded in San Joaquin County. Indicate the <br /> easement on the parcel Map and label it "O. I.D. <br /> Easement" , followed by the recording data (instrument <br /> number and date) . <br /> b. At the time of conveyance of ownership of Parcel #2, a <br /> 20 foot wide private irrigation easement shall also be <br /> conveyed. The purpose is to provide irrigation access <br /> for Parcel #1 to the northwest from the existing turn- <br /> out on the Sweet Lateral. <br />
