f <br /> CONDITIONS OF APPROVAL <br /> MS-90-99 <br /> RAYMOND AND DOROTHY GREER <br /> Unless otherwise specified, all Conditions of Approval shall be <br /> complied with prior to the approval of the Parcel Map. <br /> 1. PUBLIC WORKS: <br /> a. Dedication to result in a 42 foot wide right-of-way from <br /> the centerline of Lone Tree Road to the property line <br /> shall be required across the frontage of Parcels of 1 and <br /> 2 . <br /> b. Dedication to result in a 25 foot wide right of way from <br /> the centerline of Buerer Lane to the property line shall <br /> be required across the frontage of Parcel 2 . <br /> C. The frontage improvements for Lone Tree Road across <br /> Parcel 3 shall be constructed in conformance with the <br /> standards for one-half of a 84 foot right-of-way street. <br /> The construction of the frontage improvements will be <br /> deferred, upon execution by the owner of a Deferred <br /> Frontage Improvements Agreement, prior to the approval <br /> of the Parcel Map. (A $250. 00 fee is required per <br /> Ordinance No. 3337 in addition to a copy of the Grant <br /> Deed and an estimate. The estimate shall be prepared by <br /> a Registered Civil Engineer with a typical section <br /> drawing on a form to be supplied by the Public Works <br /> Department and submitted to the Public Works Department <br /> for approval. As an option the Department of Public Works <br /> will prepare the drawing with estimate for an additional <br /> fee of $100. 00. ) <br /> d. Requirements for construction of improvements shall be <br /> noticed by a statement on the Parcel Map. <br /> ORDINANCE REQUIREMENTS: <br /> The Ordinance Requirements listed below have been identified as <br /> pertinent to this project. other Ordinance Requirements may also <br /> apply. Ordinance Requirements are not appealable. <br /> e. A Parcel Map is required. <br /> f. A Traffic Impact Mitigation Fee will be required for this <br /> subdivision.
