b. APPROVED USE: This approval is for a multi-tenant industrial warehouse building for <br /> independent contractors (Use Type: Construction Services, Light) as shown on the Site Plan <br /> dated August 7, 2003. <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to <br /> the initiation of the use. The Business License may be applied for concurrently with the <br /> building permit application. (Section 7-1000 of the County Ordinance Code) <br /> d. PARKING: Off-street parking shall be provided and comply with the following: <br /> (1) All parking spaces, driveways, and maneuvering areas shall be surfaced and <br /> permanently maintained with base material of appropriate depth and asphalt <br /> concrete or Portland cement concrete to provide a durable, dust free surface. <br /> (Development Title Section 9-1015.5[e]) <br /> (2) A minimum of fourteen (14) parking spaces shall be provided, including one(1)van <br /> accessible space. Accessible spaces shall be located as close as possible to the <br /> primary entrance (C.C.R., Title 24). (One space is required for every 1,000 feet of <br /> building area.) (Development Title Section 9-1015.3) <br /> (3) Each parking stall shall be an unobstructed rectangle, minimum nine (9) feet wide <br /> and twenty (20) feet long. (Development Title Section 9-1015.5[b]) <br /> e. LOADING: One (1) loading space shall be required for each use having three thousand <br /> (3,000)to twenty thousand (20,000) square feet of gross floor area. Each space shall be <br /> a minimum of 25 feet in length and 15 feet in width, and shall have a minimum height <br /> clearance of 14 feet. On-site driveways and maneuvering areas may be used in lieu of one <br /> of the loading spaces as long as maneuvering areas for delivery vehicles are provided. <br /> (Development Title Section 9-1015.6) <br /> f. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) If the parking area is to be used at night, parking lot and security lighting shall be <br /> installed. (Development Title Section 9-1015.5[g]) <br /> (2) Any lighting shall be designed to confine direct rays to the premises. No spillover <br /> beyond the property lines shall be permitted except onto public thoroughfares, <br /> provided, however, that such light shall not cause a hazard to motorists. <br /> (Development Title Section 9-1015.5[g][4]) <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) All areas not used for buildings, parking, driveways, walkways, approved outdoor <br /> storage areas, or other permanent facilities shall be landscaped. At a minimum, a <br /> ten (10) foot wide planting strip is required along Wilcox Road. The strip shall be <br /> continuous except where crossed by driveways and walkways. (Development Title <br /> Section 9-1020.8) <br /> (2) The parking area shall be provided with a minimum of five percent(5%)of landscaping <br /> within the perimeter of the parking area, not including landscaping along the street <br /> frontage. A minimum of three(3)trees shall be planted, evenly spaced throughout the <br /> parking lot. (One tree is required for every five(5)parking spaces.)(Development Title <br /> Section 9-1020.5) <br /> h. SCREENING: All storage materials and related activities, including storage areas for <br /> trash, adjacent to Wilcox Road shall be enclosed by a screen six(6)to eight(8) feet in <br /> height. Items stored within one hundred (100) feet of a dedicated street or residential <br /> zone shall not be stacked higher than two(2)feet above the adjacent screen. <br /> 2 <br />
