shall be provided for Lee Drive at the south boundary of <br /> the subdivision . <br /> g. Dedication of a 30-foot-wide right-of-way from the cen- <br /> terline of White Lane to the property line shall be <br /> required. Alignment of the "S" curve shall be established <br /> with a minimum radius of 800 feet to clear the residence <br /> on the west side of White Lane, + 700 feet north of the <br /> existing perpendicular jog. <br /> h. A Preliminary Soils Report , including R-Value tests, shall <br /> be provided for the structural design of the road. <br /> i . A Traffic Impact Mitigation Fee may be required for this <br /> subdivision. The fee currently is $2 , 672 . 00 for each <br /> dwelling unit in the Stockton area. The fee shall be <br /> automatically adjusted annually by the Engineering <br /> Construction Cost Index as published by the Engineering <br /> News Record . Collection of the fee will be effective on <br /> April 23 , 1990 , and all building permit applications not <br /> accepted- as complete by the Building Inspection Division <br /> by this date will be subject to the fee . <br /> j . All utilities shall be underground except power <br /> transmission facilities of 35 KV or greater . Public uti- <br /> lity easements shall be provided along the road frontage <br /> of the subdivision and as required by the public utility <br /> companies . <br /> k. Street lighting shall be provided at the intersections of <br /> White Lane/Lee Court and Lee Court/Lee Drive . <br /> 1 . A County Service Area shall be formed prior to approval of <br /> the Final Map to provide for the operation, maintenance, <br /> and improvement of the street lighting facilities. <br /> m. A storm drainage pond shall be provided on each lot to <br /> meet requirements of the County and to provide adequate <br /> drainage for each lot and corresponding portion of the <br /> street . <br /> 3 . PUBLIC HEALTH SERVICES : <br /> Ordinance Requirements : <br /> The Ordinance Requirements listed below have been identified <br /> as pertinent to this project . Other Ordinance requirements <br /> may also apply. Ordinance Requirements are not appealable . <br /> a. This proposed subdivision shall meet the rules and regula- <br /> tions of San Joaquin County Ordinance No. 549 . <br /> Percolation tests are to be done on each lot , soil profi- <br /> les are to be done on every third lot , and the minimum <br /> sewage disposal area as determined by these tests is to be <br /> set aside for each lot for approval by the Environmental <br />
