0 <br /> If approved,the I/W zone would apply only to one parcel, as the adjacent industrial uses <br /> to the.south are zoned I/G, and the parcels to the east and west are zoned R-R. The <br /> Community Development Department finds the rezone to be appropriate, as the existing <br /> warehouse utilizes an on-site septic tank rather than public sewer for sewage disposal, <br /> which is a primary distinguishing feature of sites zoned I/W (see SJC Development Code <br /> 9-500.1(a)). <br /> Office of Emergency Services <br /> The Office of Emergency Services, Hazardous Materials Division, responded to the <br /> application referral. The Department indicated that Tracy Welding and Supply is currently <br /> out of compliance with its office and that a formal complaint has been filed with the <br /> District Attorney. It is recommended that this issue be addressed with the required Use <br /> Permit or any other discretional permit. <br /> Environmental Health <br /> The Department of Public Health Services, Environmental Health Division, responded to <br /> the application referral. The Department indicated that: <br /> • a soil suitability study is required to determine if the current use provides adequate <br /> sewage disposal area, <br /> • the sanitary seal on the existing well must be repaired, and <br /> • the property must connect to public water supply at such time that such supply comes <br /> within 200 feet. <br /> It is recommended that the above conditions be applied when the owner applies for a Use <br /> Permit for the welding operation or for any other discretionary permit. <br /> San Joaquin County <br /> Community Development -11- GP-98-6, ZR-00-6\Kjensrud <br />
