I do not believe the proposed site is <br /> appropilate for a subdivision. Further, the application is not for a subdivision, <br /> rather for a dwelling cluster. <br /> The proposed cluster of homes (SUBDIVISION) Nvill be located on what appears <br /> to be approximately 20 acres out of the purported 80 acres available, Don't San <br /> Joaquin County regulations limit building sites to one home per 5 acre parcel, <br /> Eight homes into 20 acres equals less than 3 acres per home. Per the <br /> application, Chapter 1S: Dwelling Cluster, Section 9-2282 (c) Densities, indicate <br /> that the density must he consistent with the zone district; One house per five <br /> acres. Section 9-2284 (b), states that driveways must meet specille <br /> requirements, dependent on the number of homes. I am sure that clic drives to <br /> the homes as shown on the sketch running north to south will meet any such <br /> requirements. Nly question is how will the pl:ui flet from Victory Road to the <br /> North/South Access road? <br /> Also, the proposed access crosses Lone Tree Creek that is a natural <br /> and requires approval of California Department c f Fish and Game. I believe <br /> that an Environment Impact Report will also be regtured More any kind of <br /> bridging can. be placed in the creek.
