•Woodbridge Design Guidelineh <br /> Chapter 5-Woodbridge Design Guidelines <br /> • Lower Sacramento Road, south ofAuQusta Street. In an effort <br /> to ensure future development consistent with historic site <br /> development patterns,buildings should be designed so that the <br /> first floor extends across approximately seventy-five percent <br /> (75%) of the parcel width,with minimum separation between <br /> buildings (e.g., fencing for outdoor seating, trellis/arbor) (See <br /> Figure 2). Outdoor spaces shall be designed to accentuate the <br /> edge of the street at the back of the sidewalk. <br /> Building_Orientation: <br /> In keeping with preferred historic development patterns for <br /> building orientation facing the street, the following guidelines <br /> apply: <br /> • Buildings shall be designed with the primary entrance oriented <br /> toward the street. The primary entrance should convey a sense <br /> of human scale by framing the space through the use of <br /> architectural features. <br /> • Direct access shall be provided from the sidewalk to the <br /> primary entrance of the building. Such pedestrian access <br /> should be enhanced with landscape and/or paving <br /> improvements. Recommended landscape improvements <br /> include potted plants and accent trees. Recommended paving <br /> treatments include concrete paving with surface finish and <br /> decorative scoring, tile or brick pavers. <br /> Lot Coverage: <br /> In keeping with preferred historic development patterns with <br /> greater lot coverage, the following guideline applies: <br /> • Site development should give the visual impression of <br /> increased lot coverage from the street by placing the building <br /> toward the front of the lot,with parking and loading in the rear <br /> of the lot. <br /> Service Access and Equipment Screening_: <br /> To reduce visual impacts, service areas and mechanical equipment <br /> should be located out of public view (See Figure 3).
