Woodbridge Design Guidelineb <br /> Chapter 5-Woodbridge Design Guidelines <br /> following special off-street parking guidelines should apply to non- <br /> residential development on parcels with frontage along the <br /> following roadways: <br /> • Along Lower Sacramento Road, north ofAugusta Street North <br /> of Augusta Street,parking is located on the street with both <br /> diagonal and perpendicular parking stalls. Some of the parcels <br /> along the west side of Lower Sacramento Road have additional <br /> parking behind the buildings with access from the alley. In <br /> keeping with the existing historic buildings in the area, all <br /> required off-street parking shall be located entirely behind the <br /> building(s)which abut Lower Sacramento Road. Access to the <br /> off-street parking areas shall be provided from the side streets <br /> and/or alleys. <br /> • Along Lower Sacramento Road, south of Augusta Street. South <br /> of Augusta Street, several older buildings have perpendicular <br /> and diagonal parking stalls within or directly abutting the right- <br /> of-way. Other non-residential projects developed in the last <br /> two decades have off-street parking lots in front of and next to <br /> buildings with driveway access from Lower Sacramento Road. <br /> This segment of Lower Sacramento Road includes substantial <br /> diversity in building setbacks and parking lot location. As <br /> identified in the building placement standards above,these <br /> guidelines encourage, and to some extent mandate, a more <br /> traditionally historic building envelope in this area with at least <br /> portions of the buildings abutting Lower Sacramento Road. <br /> Corresponding off-street parking locations shall be adjacent to <br /> or behind those portions of the building(s) abutting Lower <br /> Sacramento Road. Where feasible, access to the parking areas <br /> should be from the side streets and/or alleys (See Figure 4). <br /> Parking Lot Landscaping_ <br /> Existing parking lot landscaping north of Augusta Street along <br /> Lower Sacramento Road is non-existent with the exception of a <br /> few existing trees within and near the parking areas. South of <br /> Augusta Street on Lower Sacramento Road, development <br /> occurring within the last two decades has incorporated minimal <br /> landscaping, primarily located within the perimeter planter strip <br /> surrounding the parking lots, and in some cases, surrounding the <br /> buildings. The following special parking lot landscape guidelines <br /> apply: <br /> • The minimum width of the required landscape strip installed <br /> between parking areas and abutting streets and alleys shall be <br />
