Soil Suitability and Nitrate Loading Study <br /> SAHOTA PROPERTY <br /> 17454 Von Sosten Road, Tracy, California <br /> 1.0. INTRODUCTION AND PROPOSED DEVELOPMENT <br /> Advanced GeoEnvironmental, Inc. (AGE) has prepared this Soil Suitability and Nitrate <br /> Loading Study for the property located at 17454 Von Sosten Road, Tracy, California (site <br /> or subject property). The purpose of this study is to determine the potential impact from <br /> nitrate loading and the suitability of the subsurface for an onsite wastewater treatment <br /> system (OWTS) due to the proposed addition of a residence, septic system, and the future <br /> use of the property. The study was performed in accordance with the requirements of <br /> Section 9-1105.2(d) of the San Joaquin County Community Development Department. <br /> The scope of work included a soil percolation test, groundwater sampling of the onsite <br /> domestic water well, review of published soil and groundwater information, local septic <br /> use and permit research, and estimated nitrate impact to soil and groundwater at the site. <br /> The site and surrounding area are illustrated in Figure 1. A site plan depicting structures, <br /> the locations of the percolation test hole, the domestic water well, and the existing septic <br /> system, and the planned locations of the proposed residence and septic system are <br /> illustrated in Figure 2. <br /> 1.1. DESCRIPTION OF SITE <br /> The location of the site, surrounding properties and general setting is illustrated on the <br /> Midway and Clifton Court Forebay topographic maps (7.5 Minute United States <br /> Geological Survey (USGS) Topographic Series, California). The site is located in the <br /> northwestern portion of Section 22, Township 2 South, Range 4 East, Mount Diablo Base <br /> and Meridian (Figure 1). <br /> The map shows the property located at an elevation of approximately 100 feet above <br /> mean sea level in an area of low topographic relief. The regional slope of the area is <br /> relatively gentle and dips toward the northeast. <br /> The property is located on the south side of Von Sosten Road, approximately 2,000 feet <br /> east of the intersection of Von Sosten Road and Mountain House Parkway, Tracy, <br /> California. The site consists of a 1.67-acre parcel identified as San Joaquin County <br /> Assessor Parcel Number (APN) 209-460-100. The current zoning of the property is <br /> single-family residential. The existing structures on the site include a 2,100-square foot <br /> house, an approximately 600-square foot annex/shed, two small storage sheds, and a <br /> domestic water well. The property is provided potable water from the existing domestic <br /> water well located on the site (Figure 2). <br /> 1.2. DESCRIPTION OF PROPOSED DEVELOPMENT <br /> The proposed development will include adding an approximately 1,500 square foot <br /> residence and septic system in the southern portion of the site.
