30 August 2019 AdvancedGeo
AGE Project No. 19-4819 Environmental
proposed to be installed in the southeast area of the site and will be connected to the
proposed residence. The proposed locations of the residence and new septic system are
depicted in Figure 2. No additional development is proposed for the property.
1.3. PARCEL VICINITY LOCATION MAP
San Joaquin County Assessor's Map Book 209 Page 46 depicts the site parcel (APN 209-
460-10) on the northern portion of the page. The parcel is bordered to the east by
agricultural property (APN 209-460-11); to the north by Von Sosten Road followed by
agricultural property (209-140-10); to the south by residential property (209-460-09); and
to the west by Von Sosten Court followed by residential property (209-460-06). The parcel
vicinity map and a satellite overview map are included as Appendix A.
1.4. SITE MAP
A plan of the specific site features (i.e., structures, drives, wells, septic systems, large
trees, pastures, etc.) is illustrated in Figure 2.
2.0. PRESENT AND PAST USAGE OF SITE
The property has been historically utilized for residential purposes. The current residential
dwelling was erected on the property in 1977. Prior to residential development, the
property was likely used for light agricultural purposes. The property is situated on the
northern edge of Tracy, California.
2.1 POTENTIAL SITE PROBLEM ASSESSMENT
Water supply for the property is currently provided by the onsite domestic water well. The
well is a sufficient distance from the existing septic system (over 100 linear feet) and the
proposed septic system will be located over 130 feet from the well (Figure 2). The
development of a residence and new septic system will not affect water being supplied to
the property.
3.0. EXISTING AND PROPOSED SEPTIC TANK USAGE
The current septic system includes a residential system located to the east of the existing
residential structure (Figure 2). The septic system is utilized by the residence and is
permitted for a four-bedroom house. The existing septic system distribution box and leach
field extends to the north of the residence and is located over 100 feet from the onsite
water well. The septic system is utilized 365 days a year by the existing structure
(Figure 2; Appendix B).
