CONDITIONS OF APPROVAL <br /> SA-93-29 <br /> Connell Motor Truck Company <br /> Unless otherwise specified, all Conditions of Approval must be fulfilled prior to the establishment of <br /> the use and the issuance of any building permits. <br /> This approval will expire within 18 months of the date of approval unless (1) all Conditions of <br /> Approval have been complied with, (2) all necessary building permits have been secured and remain <br /> in force, and (3) all necessary permits from other agencies have been secured and remain in force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance Requirements. Ordinance Requirements cannot be modified. <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT: <br /> a. This approval shall be for an automobile body and paint shop, an automobile glass shop, <br /> and an office for a towing company in existing buildings. There shall be no on-site <br /> storage of vehicles associated with the towing office. Storage of vehicles associated with <br /> the body and paint shop and glass shop shall be limited to those vehicles to be repaired <br /> by those shops. There shall be no outdoor repair work, dismantling activities, or storage <br /> of parts and equipment associated with the approved uses. <br /> b. Business License applications shall be submitted for the three approved uses within 30 <br /> days of the application's effective date. (Section 7-1000 of the County Ordinance Code) <br /> C. Any outdoor trash bins shall be kept in an enclosure with solid masonry walls on three <br /> sides and gated on the fourth side (Development Title Section 9-1022.4{e}{3}). Details <br /> shall be included on the appropriate Improvement Plan and be installed prior to issuance <br /> of the Certificate of Occupancy for that phase of the project. <br /> d. The approved uses shall be provided with a minimum of 35 automobile parking spaces. <br /> One truck parking and loading space shall be provided for the automobile body and paint <br /> shop and the automobile glass shop, as specified in Section 9-1015.6{b} of the <br /> Development Title. The size and location of the parking spaces shall be consistent with <br /> the requirements of Chapter 9-1015 of the Development Title. Automobile parking spaces <br /> shall not be located in front of roll up doors or other points of vehicle access into the <br /> buildings. <br /> e. There shall be no new signs permitted as a part of this approval. <br /> f. Applications for all required building permits shall be submitted within 60 days of the <br /> application's effective date. <br /> g. The following Uniform Building Code and San Joaquin County Ordinance requirements <br /> will be applicable and shall be incorporated in the construction plans before submittal to <br /> the Building Inspection Division: <br /> Conditions of Approval - 1 - SA-93-29 <br />
