'I 1r <br /> fl <br /> j. <br /> CONDITIONS OF APPROVAL <br /> Unless otherwise specifled, all the Concl dons of Approval shall be fulfilled prior to the Issuance of <br /> any building permits and prior to the Initiation of the use. <br /> This approval will expire eighteen (18) months from the effective date of the approval unless (1) all <br /> Conditions of Approval have been compiled with, (2) all necessary building permits have been <br /> Secured and remain In force, and (3) all necessary permits from other agencies have been secured <br /> and remain In force. <br /> Those Conditions followed by a Section Number or other Statutory Requirement are based on <br /> Ordinance requirements. Ordinance Requirements cannot be modified. <br /> 1. pEVELOPMENT SERVICES olV1SION: <br /> a. This approval shall be for an open-air mail for 400 vendors and shall be pe miffed to <br /> operate between 7:00 a.m. and 10:00 p.m., four(4) days per <br /> week. <br /> b. The applicant sha'l secure an approved Business License 'prior to the initiation of the <br /> approved use. (County Ordinance Code Section 7.1000) <br /> C. Submit an Improvement Plan prepared by a registered Civil Engineer,showing drainage, <br /> driveway access details, on-site parking, existing and proposed utility services, and <br /> grading. Terminal drainage shall be provided in accordance with the Department of <br /> Public Works requirements. The drainage pattern and corresponding storm drain <br /> improvements shall be shown on the Improvement Plan. Storm drain collection system <br /> and pond capacity calculations shall be sutxnitted for approval. A plan check fee will be <br /> required. (Devebo m Title Section 9-884) <br /> d. The Improvernerrt Plan shall show all existing and proposes' surfaces. All automobiie <br /> parking spaces and major circulation and m uAtNe ing areas shall be paved and <br /> permanently ma;ntained with bavr material and two kxhes of asphalt concrete to provide <br /> a durble dust free surface. Bumper guards shag be provided when necessary to protect <br /> adjacant structures or properties. (Development Title Section 9-1015) <br /> e. The size and }ocation of parking spaces and alsle widths shall be consistent with the <br /> provisions of Chapter 9-1015 of the Development Title. No more than 25%of the parking <br /> spaces shalt be compact spaces and handkapped parking shall be provid.:d in <br /> accordance with Section 9-1015.10 of the Development Title. <br /> f. Landscaping: <br /> (1. A minimum ten(10) foot wide landscaped strip, respecting the uitirllafe right-d- <br /> way wk3ih shag be installed across the frontage of Wdsa't Way. A minimum of <br /> thirty (3o)street trees shall be required for the landscaped strip. <br /> 2. The perimeter of the franc parking lot shall be landscaped and one tree shall be <br /> provided for each ten ( 10) parking spaces, or portion thereof, and shall be <br /> eveNy sp cad throughout the southeast and north parking areas. <br /> 3. , Landscape details shall be consistertt with Section 31020 of the Development <br /> Title and be incwed on the Improvement Flan.
