CONDITIONS OF APPROVAL <br /> SA-00-56 <br /> Stockton Open Air Mall <br /> Site Approval Application No. SA-00-56 was approved by the San Joaquin County Planning <br /> Commission on December 21, 2000. The effective date of approval is December 31, 2000. This <br /> approval will expire on July 2, 2002, which is 18 months from the effective date of approval, unless <br /> (1)all Conditions of Approval have been complied with, (2)all necessary building permits have been <br /> secured and remain in force, and (3) all necessary permits from other agencies have been secured <br /> and remain in force. <br /> Unless otherwise specified,all Conditions of Approval and Ordinance requirements shall be fulfilled <br /> prior to the establishment of the use and the issuance of any building permits. Those Conditions <br /> followed by a Section Number have been identified as Ordinance requirements pertinent to this <br /> application. Ordinance requirements cannot be modified, and other Ordinance requirements may <br /> apply- <br /> 1. COMMUNITY DEVELOPMENT DEPARTMENT(Staff Contact:Jeff Fisher,468-9653) <br /> a. BUILDING PERMIT: Submit an "APPLICATION-COMMERCIAL BUILDING PERMIT." The Site <br /> Plan required as a part of the building permit must be prepared by a registered civil engineer or <br /> licensed architect. This Plan must show drainage,driveway access details(including gates), on-site <br /> parking, landscaping, signs, existing and proposed utility services, and grading (refer to the "SITE <br /> PLAN CHECK LIST" for details). A fee is required for the Site Plan review. (Development Title <br /> Section 9-884) <br /> b. APPROVED USE: This approval is for the construction of twenty-four(24) storage/retail buildings <br /> (total— 82,100 square-feet) at an existing open-air mall and one (1) caretaker mobile home on a <br /> temporary foundation as shown on the Site Plan submitted September 26, 2000. The proposed <br /> truck driving school and storage area for four trailers shall not be permitted. <br /> c. BUSINESS LICENSE: The applicant shall secure an approved Business License prior to the <br /> initiation of the use. The Business License may be applied for concurrently with the building permit <br /> application. (Section 7-1000 of the County Ordinance Code) <br /> d. LIGHTING: Lighting shall be provided and comply with the following: <br /> (1) Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares,provided, however,that such <br /> light shall not cause a hazard to motorists. (Development Title Section 9-1015.5[g][4]) <br /> e. PARKING: New construction shall not displace any of the site's existing automobile parking spaces. <br /> Parking for the approved use shall be provided by the use of existing,paved parking spaces on the <br /> project site. There shall be no off-site parking permitted as a part of this approval. <br /> f.
