g. UNIFORM BUILDING CODE: The following Uniform Building Code and San Joaquin County <br /> Ordinance requirements will be applicable and shall be incorporated in the construction plans before <br /> submittal to the Building Inspection Division: <br /> (1) There shall be maintained 60-foot-wide yards between the produce alley structure and <br /> proposed storage/retail buildings. <br /> 2. DEPARTMENT OF PUBLIC WORKS(Staff Contact: Gabe Karam, 468-3000) <br /> a. An encroachment permit shall be required for work within the road right-of-way. (Development <br /> Title Sections 9-1145.4 and 9-1145.5) <br /> b. The driveway approach shall be improved in accordance with the requirements of San Joaquin <br /> County Standard R-17 prior to issuance of the occupancy permit. (Development Title Section 9- <br /> 1145.5) <br /> c. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and <br /> payable at the time of building permit application. The fee currently is$166.28 per daily trip-end <br /> generated in the Stockton area. The fee shall be automatically adjusted July 1 of each year by <br /> the Engineering Construction Cost Index as published by the Engineering News Record. A credit <br /> may be allowed if it can be verified that the existing development on this site was in operation on <br /> or after April 23, 1990. <br /> d. The Water Supply Facilities Impact Mitigation Fee will be required for this development. The fee <br /> is due and payable prior to issuance of building permits. The fee currently is $171.00 per 1,000 <br /> gross square feet of building designated as Warehouse. The fee shall be automatically increased <br /> on January 1 of each year through the year 2005 at the rate of 7.66 percent. A credit may be <br /> allowed if it can be verified that the existing development on this site was in operation on or after <br /> April 30, 1991. (Development Title Section 9-818.4, Resolution R-97-5) <br /> e. A copy of the Final Site Plan shall be submitted prior to the release of building permits. <br /> f. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has <br /> addressed the items on the attached Waste Plan Format for Development Projects. The Final <br /> Site Plan is required upon submittal of verification. <br /> 3. PUBLIC HEALTH SERVICES (Staff Contact Adrienne Ellsaesser, 468-0343) <br /> a. The Environmental Health Division currently conducts routine inspections and issues an annual <br /> permit to operate the wastewater treatment facility for this site. In order to support this <br /> application, Environmental Health will require the applicant to install effluent meters on all effluent <br /> lines in order to determine that the facility does not exceed its waste stream as determined by the <br /> engineered study conducted on July 10, 1993. Environmental Health will require monthly meter <br /> readings that are reported to the Division on a calendar-quarterly basis. <br /> Conditions of Approval -2- SA-00-56 <br />
