g. UNIFORM BUILDING CODE: The following Uniform Building Code and San Joaquin County Ordinance requirements will be applicable and shall be incorporated in the construction plans before submittal to the Building Inspection Division: (1) There shall be maintained 60-foot-wide yards between the produce alley structure and proposed storage/retail buildings. 2. DEPARTMENT OF PUBLIC WORKS(Staff Contact: Gabe Karam, 468-3000) a. An encroachment permit shall be required for work within the road right-of-way. (Development Title Sections 9-1145.4 and 9-1145.5) b. The driveway approach shall be improved in accordance with the requirements of San Joaquin County Standard R-17 prior to issuance of the occupancy permit. (Development Title Section 9- 1145.5) c. The Traffic Impact Mitigation Fee will be required for this development. The fee is due and payable at the time of building permit application. The fee currently is$166.28 per daily trip-end generated in the Stockton area. The fee shall be automatically adjusted July 1 of each year by the Engineering Construction Cost Index as published by the Engineering News Record. A credit may be allowed if it can be verified that the existing development on this site was in operation on or after April 23, 1990. d. The Water Supply Facilities Impact Mitigation Fee will be required for this development. The fee is due and payable prior to issuance of building permits. The fee currently is $171.00 per 1,000 gross square feet of building designated as Warehouse. The fee shall be automatically increased on January 1 of each year through the year 2005 at the rate of 7.66 percent. A credit may be allowed if it can be verified that the existing development on this site was in operation on or after April 30, 1991. (Development Title Section 9-818.4, Resolution R-97-5) e. A copy of the Final Site Plan shall be submitted prior to the release of building permits. f. Verification shall be obtained from the Solid Waste Division (468-3066) that this development has addressed the items on the attached Waste Plan Format for Development Projects. The Final Site Plan is required upon submittal of verification. 3. PUBLIC HEALTH SERVICES (Staff Contact Adrienne Ellsaesser, 468-0343) a. The Environmental Health Division currently conducts routine inspections and issues an annual permit to operate the wastewater treatment facility for this site. In order to support this application, Environmental Health will require the applicant to install effluent meters on all effluent lines in order to determine that the facility does not exceed its waste stream as determined by the engineered study conducted on July 10, 1993. Environmental Health will require monthly meter readings that are reported to the Division on a calendar-quarterly basis. Conditions of Approval -2- SA-00-56
