CITY OF STOCKTON
DEPARTMENT OF PUBLIC 14VORKS
CITY HALL
425 N. EL CCRACC STREET
STOCKTON. CA 95202-1997
September 16, 1998 SEP .1 7 tqo8
C°mmunity De veiopmen
t Debt.
Chandler Martin
San Joaquin County Community Development
Development Services Division
1810 East Hazelton Avenue
Stockton, CA 95205
SITE APPROVAL APPLICATION TO CONSTRUCT A 4500 SQUARE FOOT SHOP AND
OFFICE FOR A GLASS COMPANY - 2965 N. WILSON WAY (APN 119-050-04) (SA-98-53)
The City of Stockton Public Works Department has reviewed the subject application and offers
the following comments:
1. The proposed access on Mistletoe Avenue should not exceed a maximum of 30' in
width, and should be located as far west of E Street as reasonably possibly.
2. Due to the limited frontage on E Street together with the close proximity to Wilson Way,
it is strong!y recommended access be restricted along E Street. However, if access is
allowed, it is recommended same not exceed a maximum of 30' in width, and located
as far north of Wilson Way as reasonably possible while not impacting the intersection
of E Street and Mistletoe Avenue.
3. The owner/developer should provide full frontage improvements along the entire
property frontage including, but not limited to, curb, gutter, sidewalk, driveway
installation, pavement widening and street lighting should be installed prior to occupancy
of any buildings/structures on this site. Should installation of these improvements prove
! not practical due to existing physical constraints, the owner/developer should enter into
a Deferred improvement Agreement whereby the owner/developer agrees to install the
required improvements at such time as it is practical.
4. All off-site improvements shall conform to City of Stockton Standard Plans and
Specifications.
i
''STUCK T CN...=ALJFCRNIA'S SUNRISE SEAPCRT"
