c. LOT SIZE AND WIDTH: The following lot size and width regulations shall apply to <br /> this map: <br /> (1) All parcels shall have a minimum lot width of 60 feet, measured a distance of <br /> 20 feet back from the front lot line. (Development Title Section 9-310.4) <br /> (2) All parcels shall have a minimum lot area of 6,000 square feet. (Development <br /> Title Section 9-310.3) <br /> d. ACCESS: The following access requirements apply and shall be shown on the <br /> Parcel Map: <br /> (1) A proposed 25-foot wide private easement (Lot 30)for access to 20201 N. <br /> Windwood (APN: 015-020-04) shall be shown on the Parcel Map. <br /> (Development Title Section 9-1150.15) <br /> (2) The following note shall be placed on the Parcel Map and also shall be <br /> recorded as a separate instrument: <br /> A. At the time of development of Lot 30, the entire length of the private right-of- <br /> way for Lot 30 shall be constructed and maintained to the standards <br /> required by Section 10.207 of the Uniform Fire Code and applicable San <br /> Joaquin County Improvement Standards. (Development Title Section 9- <br /> 1150.15[c]) <br /> e. ROAD NAMES: All subdivision road names shall be submitted to the Community <br /> Development Department for approval by the Director. Contact Kimberly Wallace <br /> at 468-0816 for road name standards. (Development Title Section 9-1150.18) <br /> f. UNIFORM FIRE CODE: The following Uniform Fire Code requirements will be <br /> applicable: <br /> (1) Fire flow and hydrants will be provided for the proposed project by use of <br /> Appendix III-A and III B of the California Fire Code <br /> (2) Fire department access roads shall be in accordance with Section 902.2 of the <br /> California Fire Code and the Standard adopted by San Joaquin County Fire <br /> Chief's Association. The fire access road will be completed before the County <br /> Surveyor's office will file the map for record. <br /> g. LANDSCAPING: Landscaping shall be provided and comply with the following: <br /> (1) Street trees are required as specified in Section 9-1020.4 of the Development <br /> Title. <br /> 4 <br />
