Neighborhood Opposition and Concerns <br /> One letter of opposition to the project has been received by the Community <br /> Development Department. The person opposes "taking more land out of AU-20 <br /> (Agriculture Urban Reserve) and A/U". The Board of Supervisors has already approved <br /> the General Plan and rezone as stated above. There is also a letter of concern that was <br /> expressed by a property owner to PA-0500764 that relates to this project. The property <br /> owner is concerned about additional sewer capacity in the area. However, the <br /> Woodbridge Sanitation District has indicated they can serve the proposed lots. <br /> In addition, Dale Stocking of the Sierra Club has verbally expressed concern over the <br /> loss of farmland and the project's impact on the environment. He would like to see an <br /> agriculture mitigation fee imposed on the project at time of development as well as a <br /> regional transportation impact fee. The Community Development Department does not <br /> impose agriculture mitigation fees at this time; however, the project has been referred to <br /> the Council of Governments for review (see above) to determine any mitigation required <br /> to reduce biological impacts. The Department of Public Works and the California <br /> Department of Transportation have been sent copies of the referral and will be reviewing <br /> the project for transportation impacts. The Community Development Department has not <br /> received any written comments from the Sierra Club to date <br /> Provided all outstanding issues are resolved, and PA-0500764 is final, the Community <br /> Development Department intends to recommend approval of this project to the Planning <br /> Commission subject to the following conditions of approval: <br /> Major Subdivision Application No. PA-0400667 was approved by the Planning <br /> Commission on . The effective date of approval is . This tentative map approval will <br /> expire on , which is three (3) years from the effective date of approval, unless (1) all <br /> Conditions of Approval have been complied with and (2) a Final Map has been filed <br /> with and accepted by the County Surveyor. <br /> Unless otherwise specified, all Conditions of Approval and ordinance requirements <br /> shall be complied with prior to approval of the Final Map. Those Conditions followed <br /> by a Section Number have been identified as ordinance requirements pertinent to <br /> this application.
