Lighting <br /> Development Title Section 9-1015.5(g) states that all off-street parking areas within <br /> commercially zoned projects, and projects where the parking area is used at night, must be <br /> provided with exterior lighting which meets the minimum standards stated in this section. <br /> Screeninq <br /> Development Title Section 9-1022.4(d)(2) states that all storage materials and related activities for <br /> commercial projects, including storage areas for trash, must be screened so as not to be visible <br /> from adjacent properties and public rights-of-way. Screening must be six to seven feet in height. <br /> Outside storage is not permitted in front yards or in front of main buildings. <br /> Building Department <br /> The building department reviewed the site plan and inspected the site. The proposed use will <br /> change the occupancy from an S-3 occupancy to an A-3 occupancy (U.B.C. Section 3405). The <br /> structure must be brought into compliance with all current code provisions including structural, <br /> plumbing, mechanical, electrical, energy and disabled access requirements. The requirements <br /> include restrooms that conform with all disabled access requirements and parking that provides for <br /> the physically disabled. The physically disabled parking space(s) must be located as close as <br /> possible to the primary entrance. Each space must have identification signs for the parking <br /> including the "tow away" sign at each entrance or visible from each space. The slope of the parking <br /> space must not exceed 1/4 inch per foot. (C.C.R., Title 24 and Uniform Plumbing Code, Table 4-1) <br /> Next Step <br /> When the applicant is ready to submit a full application for a Site Approval, it will be necessary to <br /> do the following: <br /> • Submit seven completed copies of a Site Approval application form. <br /> • Submit seven copies (18" x 26") of the revised Site Plan and two reduced copies (8 '/2" x <br /> 11") of the revised Site Plan. <br /> • Submit a copy of the Hazardous Materials Disclosure Survey form. <br /> • Submit a copy of the recorded deed(s) of the property. <br /> • Submit the remaining portion of the Site Approval application fee. <br /> • Indicate with a bold line the perimeter of the project parcel on the revised Site Plan. <br /> • Show fifteen parking spaces that meet the current parking standards on the revised Site <br /> Plan. <br /> • Show the off-street lighting for the parking areas on the revised Site Plan. <br /> NOTE: The pre-application conference is designed to inform prospective applicants of General <br /> Plan consistency, zoning consistency, public improvement requirements, preliminary design <br /> constraints and opportunities, and major environmental and safety issues.
