Other Ordinance Requirements <br /> may also apply. Ordinance Requirements cannot be modified. <br /> f. All improvements shall be in conformance with the <br /> improvement standards and specifications of the County of <br /> j San Joaquin.. All improvement plans and specifications <br /> must be approved by the County of San Joaquin Department <br /> t of Public Works prior to approval of the Final Map. <br /> g. If improvements referred to herein are not completed <br /> prior to the approval of the Final Map, the subdivider <br /> shall execute an agreement with the County of San Joaquin <br /> which will ensure the completion of improvements within <br /> one year after filing the Final Map. <br /> h. Sparrow Hawk Drive shall be dedicated and improved to <br /> County standards for a 60-foot-wide right-of-way urban <br /> subdivision street. Osprey Court and Falcon Court shall <br /> be dedicated and improved to County standards for a 50- <br /> foot-wide right-of-way urban subdivision street. <br /> i. Dedicate and improve a 30-foot-wide right-of-way from the <br /> centerline of Tully Road to the property line on the <br /> subdivided side to County standards for a 60-foot-wide <br /> right-of-way urban subdivision street. <br /> j . A:,terminal drainage system shall meet the requirements of <br /> the San Joaquin County Department of Public Works and <br /> provide adequate drainage for the subdivision. The <br /> subdivider is subject to Drainage Trust Fund Fees, which <br /> are adjusted semi-annually. The present fee amounts to <br /> $4 , 913 . 00 per acre. A combination of the existing storm <br /> drain for the Bear Creek Terrace subdivision and a <br /> detention pond to meter the discharge is recommended. As <br /> an option, the drainage system may conform to the master <br /> plan for the proposed River Oaks development. <br /> k. The project shall be served by a public water system <br /> conforming to the requirements of the Lockeford Community <br /> Services District, the San Joaquin County Public Health <br /> Services (Environmental. Health Division) , and the <br /> r -+ Department of Public Works. A "will serve" letter from <br /> t the Lockeford Community Services District shall be <br /> required. <br /> f <br /> t <br />
