Development Committee <br /> December 9, 1988 <br /> SU-89-7 <br /> Page 2 <br /> The project should include a fencing/landscaping proposal <br /> to establish a land use buffer between the subdivision and <br /> non-industrial surrounding uses and to enhance the <br /> appearance of on-site industrial uses. <br /> A "will serve" letter from the Linden County Water District <br /> is required for sewage treatment and water supply services. <br /> The letter must be filed with the Subdivision Application. <br /> • The subdivision should be redesigned with parcels of more <br /> usable configurations. The cul-de-sac design would result <br /> in inefficient site utilization. <br /> • The tentative map must include all details identified on <br /> the application check list . A cross-section of proposed <br /> road improvements also would be helpful. <br /> • The drainage pond should be relocated next to the pond pro- <br /> posed for the Santos project. This would create a con- <br /> solidated interim system that could more easily be <br /> connected to a permanent drainage system when terminal <br /> facilities are constructed. <br /> Additional public agency comments will be provided at the <br /> Development Committee meeting. <br /> NOTE: The pre-application conference is designed to inform <br /> prospective applicants of general plan consistency, zoning <br /> consistency, public improvement requirements, preliminary <br /> design constraints and opportunities, and major environ- <br /> mental and safety issues. This information is provided in <br /> the hope of assisting the applicant in submitting a better <br /> and more complete application, as well as minimizing pro- <br /> cessing time. It is not intended to be an in-depth analy- <br /> sis, and an environmental assessment is not completed. <br /> The applicant should be aware that a detailed review will <br /> not be done until the full application is submitted. <br /> Also, if new or additional information is obtained, a <br /> revised application or environmental impact report may be <br /> required. <br /> HI :vj <br />
