Item No. 2 <br /> BZA: 7-12 -84 <br /> U-84-111 <br /> Page 2 <br /> The majority of the new RV spaces, the new restroom facilities, <br /> and the RV sanitation station are to be located north of the <br /> levee in the floodfringe (FP-2 ) zone. All buildings must con- <br /> form to the FP-2 zone; that is, they must be built one ( 1) foot <br /> above the 100-year flood. The 100-year flood elevation will be <br /> approximately 31 ' NGVD, and the depth of the water will be <br /> approximately ten (10 ) feet. <br /> Development requirements for RV parks require the site to be an <br /> average of at least thrity-five ( 35 ) feet in width. On Exhibit <br /> A, a typical site shows an average of only thirty ( 30 ) feet. <br /> In addition, the minimum width for a driveway (automobile <br /> parking prohibited) is twenty-five ( 25) feet. Exhibit A shows <br /> only an eighteen ( 18 ) foot driveway width within the park and <br /> an existing twenty-one ( 21 ) foot roadway from Two Rivers Road <br /> to the park. Exhibit A must be redesigned so that both roads <br /> meet these development requirements . <br /> The proposal is a logical expansion of an existing recreation <br /> area. With the changes noted in the staff report, the proposed <br /> expansion will conform to ordinance requirements . <br /> A Negative Declaration has been prepared based on the Initial <br /> Study. <br /> FINDINGS <br /> A. The property involved is adequate in size and shape to <br /> accommodate the proposed park and all yards, setbacks, <br /> parking, recreation, and other requirements of the County <br /> Code: <br /> Exhibit A shall be revised to meet all requirements of <br /> the zoning ordinance. <br /> B. Issuance of the permit shall not be significantly detrimen- <br /> tal to the public health, safety, or welfare or injurious <br /> to the property or improvements in the vicinity and <br /> district in which the property is located: <br /> With the conditions imposed and a revised Exhibit A, the <br /> issuance of the permit will not be detrimental or <br /> injurious to neighboring properties . <br /> C. For recreational vehicle parks, the property is in a loca- <br /> tion which will either ( 1) provide a service to the highway <br /> user and is designated as Highway Service on the General <br /> Plan or ( 2 ) serve the users of an existing recreation area: <br />
