Also, it was noted <br /> that the portion of the Evergreen Town Site to the west of <br /> the applicant ' s property had already been developed as home- <br /> site parcels when the zoning in the area was GA-1 . <br /> 2 . Public notices on the proposed Minor Subdivision were mailed <br /> on February 11 , 1987 . A Public Hearing was not held, since <br /> the procedure for a Minor Subdivision is Staff Review With <br /> Notice . <br /> 3 . The proposed subdivision will not have an adverse effect on <br /> agriculture because there is already a cluster of homesite <br /> parcels in the area. The parcels have frontage on a public <br /> road and will not require easements across other agricultural <br /> land for access. <br /> 4 . To the best of our knowledge, the Map of the Town of <br /> Evergreen is correct and is an official map of record. <br /> However , it has recently come to staff ' s attention that in <br /> 1892 the owners of the Town of Evergreen petitioned the Board <br /> of Supervisors to abandon the streets and alleys of the Town <br /> of Evergreen. The Board of Supervisors accepted the peti- <br /> tion, and all streets and alleys were officially abandoned. <br /> County Counsel is reviewing the case to determine the effect <br /> the abandonment had on the status of the Map of the Town of <br /> Evergreen. <br /> 5 . Flag lots are generally discouraged. However , in this <br /> instance, the design maximizes the use of an irregular-shaped <br /> parcel . <br /> 6 . Any property owners who have land in an antiquated sub- <br /> division may consult with the Planning Division on options <br /> available to them. Each situation has to be evaluated on an <br /> individual basis, with all factors taken into account . <br /> ENVIRONMENTAL CONSIDERATIONS : <br /> An Initial Study for this project did not identify any signifi- <br /> cant environmental impacts . Based on this Initial Study, a <br /> Negative Declaration was prepared and posted. <br />
