i. LOT LINE ADJUSTMENT or MERGER: A Lot Line Adjustment or Merger application is required if <br /> necessary to result in the winery improvements being located on one lot. If required, a Notice of Lot <br /> Line Adjustment or a Merger shall be recorded prior to the issuance of any Building or Grading Permits <br /> for the facility. A fee is required for this application_ <br /> j_ PRIVATE RIGHT-OF-WAV: A Zoning Compliance Review for a Private Right-of-Way for the entire <br /> length of the access easement to be constructed and maintained to the standards required by the <br /> California Fire Code and applicable San Joaquin County Improvement Standards is required prior to <br /> the issuance of a building permit. A fee is required for this application. (Development Title Section 9- <br /> 11 50.14[a]) <br /> k. PARKING:Off-street parking shall be provided and comply with the following: <br /> 1. Parking spaces may be surfaced with chip seal or an alternative surfacing material. <br /> (Development Title Section 9-1075.5[j]) <br /> 2. A minimum total of 120 permanent parking spaces and 30 overflow parking spaces shall be <br /> provided. (2.5 spaces are required for every 1,000 feet of building area.) (1 parking space is <br /> required per every 2 event attendees) (Development Title Sections 9-1015.3 and 9-1075.91h][1]) <br /> A. A minimum of 32 permanent parking spaces shall be provided with Phase 1. <br /> B. A minimum of 88 permanent parking spaces shall be provided with Phase 2- <br /> C. A minimum of 30 overflow parking spaces shall be provided with Phase 2. <br /> 3_ Parking is not permitted along the access driveway. (Development Title Section 9-1075.5[c][1][Aj) <br /> I_ ACCESS AND CIRCULATION: The following requirements apply and shall be shown on the Site <br /> Plan: <br /> 1- The access driveway over the 20-foot-wide access easement shall have an improved width of no <br /> less than 20 feet and shall be constructed and maintained to the standards required by the <br /> California Fire Code and applicable San Joaquin County Improvement Standards. Access and circulation driveways located on the winery parcel(s) shall have a minimum width of <br /> 25 feet for two-way aisles and 16 feet for one-way aisles, except that in no case shall driveways <br /> designated as fire department access be less than 20 feet wide. (Development Title Section 9- <br /> 1015-5[h]Ll]) <br /> m. LIGHTING: Lighting shall be provided and comply with the following: <br /> 1. If the parking areas are to be used at night, parking lot lighting shall be installed. (Development <br /> Title Section 9-1015.5[g]) <br /> 2_ Any lighting shall be designed to confine direct rays to the premises. No spillover beyond the <br /> property lines shall be permitted except onto public thoroughfares, provided, however, that such <br /> light shall not cause a hazard to motorists_ (Development Title Section 9-1015.5[g][4]) <br /> n_ SIGNS: Sign details shall be consistent with Chapter 9-1710 and 9-1075.5 of the Development Title <br /> and be included on the Site Plan.
