The 600-foot maximum length of the cul-de-sac can be waived <br /> because the physical configuration of the parcel lends itself <br /> to the proposed street design, not more than seven (7 ) lots <br /> will be served, and no homes are anticipated to be <br /> constructed. <br /> PROJECT DESCRIPTION <br /> The applicant proposes to subdivide a 21 . 45-acre parcel into <br /> eight (8) industrial parcels with access to be provided by an <br /> 84-foot-wide cul-de-sac street approximately 850 feet long. <br /> Section 9-9346 of the Planning Title limits the length of a dead- <br /> end street to 600 feet except where existing physical conditions <br /> make such limitation of length impractical and not more than 20 <br /> homes are served, in which case the Planning Commission has the <br /> authority to waive the requirement . Seven of the eight proposed <br /> parcels will have access to the proposed cul-de-sac (Wilson Way <br /> Court) . Parcel 1 contains an office and glass fabrication faci- <br /> lity and has existing access on Wilson Way. Access will be <br /> restricted from Wilson Way to all other parcels. <br /> The applicant indicates that all parcels will be provided public <br /> water and sewers. However, no commitment has been received from <br /> the service providers for water and sewer . Drainage will be ter- <br /> minal and directed to the existing storm drainage pond to the <br /> southwest . No development can be permitted without provision for <br /> all public services, and all development must conform to the <br /> Flood Ordinance . <br /> The project qualifies as a Minor Subdivision application based on <br /> Section 66426(c) of the State Subdivision Map Act , which permits <br /> divisions of parcels zoned for industrial or commercial develop- <br /> ment and having approved access to a public road. Should the <br /> project be approved, a parcel map can be recorded. <br />
