Item No. _ 4 <br /> PC : 1-22-87 <br /> MS-87-33 <br /> Page 6 <br /> CONDITIONS , IF APPROVED <br /> All the following conditions shall be met prior to final map <br /> recordation unless otherwise specified: <br /> 1 . Department of Public Works : <br /> a. All improvements shall be in conformance with the <br /> Improvement Standards and Specifications of the County of <br /> San Joaquin. All improvement plans and specifications <br /> must be approved by the County of San Joaquin Department <br /> of Public Works prior to approval of the Final Map. <br /> b. If improvements referred to herein are not completed prior <br /> to the approval of the Final Map, the subdivider shall <br /> execute an Agreement with the County of San Joaquin which <br /> will insure the completion of improvements within one ( 1 ) <br /> year after filing the Final Map. <br /> c . If approved by the Planning Commission, Wilson Way Court <br /> shall be dedicated and constructed to County standards for <br /> an 84-foot industrial street , including Portland Cement <br /> concrete curb, gutter, and sidewalk. <br /> d. Frontage improvements are required on Wilson Way to half <br /> of the 100-foot arterial road standard, which includes <br /> pavement widening, curb, gutter , and sidewalk. <br /> e. Public sewer, water supply, and storm water drainage <br /> systems shall be provided throughout the subdivision. <br /> f . Terminal drainage shall be provided. On-site drainage <br /> shall be collected in a closed conduct system and <br /> discharged directly to the storm drain pond ( lots shall <br /> not be designed to drain over the curb) . State permits <br /> from the Reclamation Board and the Water Quality Control <br /> Board are required. <br /> U. The developer shall provide a public water system which is <br /> to be served by the California Water Service Company or <br /> the City of Stockton. <br /> h. The developer shall provide a public sewer system which is <br /> to be served by the City of Stockton. Prior to the appro- <br /> val of the parcel map, evidence in the form of a will-serve <br /> letter shall be provided which states that sewer service <br /> can be provided by Improvement District #51 . <br />
