Item No. 2 <br /> PC : 4-20-89 <br /> MS-89-44 <br /> Page 5 <br /> CONDITIONS , IF APPROVED <br /> Unless otherwise specified, all conditions of approval shall be <br /> complied with prior to the approval of the parcel map. <br /> 1 . Department of Public Works : <br /> a. A parcel map is required. <br /> b. Access easements across private properties shall be <br /> acquired. <br /> 2 . Local Health District : <br /> a. Connection to a public sewer system is required. <br /> b. Open, pump, and backfill the septic tank(s) on Parcel No . <br /> 2 under permit and inspection by the Health District . <br /> 3 . Planning Division: <br /> a. Future development on Parcel No. 1 shall conform to the <br /> minimum required setbacks in the R1-10 zone . Future <br /> requests for deviations based on the location of the <br /> driveway turn-around will not qualify as an exceptional <br /> circumstance. <br /> b. A "will-serve" letter is required from the City of <br /> Stockton for water and sewer service . <br /> 4 . City of Stockton Department of Public Works: <br /> Sewer and water service will be provided to each of the two <br /> proposed lots if the following conditions are met : <br /> a. The entire area is to be annexed to the City of Stockton. <br /> The applicant shall commence an annexation application <br /> through the Community Development Department of the City <br /> of Stockton. <br /> b. Payment of the current sanitary sewer connection fee of <br /> $1495 . 00 is required for the new parcel being created. <br /> c . Payment of the current water connection fee of $359 . 00 is <br /> required for the new parcel being created. <br /> d. Prior to any construction on either parcel , a site plan <br /> delineating the water, sewer, and any other construction <br />
