SECOR
lisle rraatioiial Iricoiporated
JN 40007-088-01
June 4, 1997
Mr. Michael Whelan
ARCO Products Company
704 228`h Avenue
Redmond, Washington 98053
PHASE II ENVIRONMENTAL SITE ASSESSMENT
Proposed AM/PM Facility#YWNE
2470 West Grant Line Road
Tracy, California
Dear Mr. Faust:
At your request, SECOR International Incorporated (SECOR) has prepared the following "Phase
II Environmental Site Assessment" report. This investigation was performed in accordance with
the instructions received from ARCO Products Company (ARCO). The objective of this
investigation was to evaluate the possibility of petroleum fuel hydrocarbons in soils and
groundwater underlying the site from previous onsite or off-site operations.
The subject property has been vacant and undeveloped since at least 1968. From approximately
at y
1979 through 1994, however, portions of the property appear to have been used as a temporary
parking area for large trucks (refer to Appendix E, Aerial Photograph). Leaking underground
storage tanks (USTs) have been reported at two nearby sites to the southwest (upgradient).
A brief discussion of the investigation findings is presented in the following summary:
SUMMARY
Gasoline, benzene, toluene, ethylbenzene and total xylenes (BTEX) and methyl-tert butyl ether
(MTBE) were not reported by the laboratory above method detection limits in the soil or
groundwater samples collected and analyzed during this investigation. Groundwater samples were
also nondetect for volatile organic compounds.
Diesel fuel, total recoverable petroleum hydrocarbons (TRPHs) and total recoverable oil and
grease (TROG), in varying concentrations, were detected in three of the seven borings completed.
Reported concentrations ranged from nondetect to 52 mg/kg TROG.
Dissolved phase diesel fuel was reported in groundwater at the locations of two of the four
groundwater monitoring wells installed. Peak diesel concentrations were reported at 2.0 milligrams
per liter(mg/L) at the location of MW-l.
JN 40007-088-01
I1 ig4i isw\97-OGj w i\arc o frac.doc
25864-F Business Center Dr it e, Redlands, CA 92374-4515 (909)3.35-6116 (909)335-6120 FAX uvu,te.secor.com
