Soil Suitability and Nitrate Loading Evaluation CTE Job 4 25-0710 <br /> Great Pacific Nut—Nut Processing Facility Expansion <br /> 3501 Lehman Road <br /> Tracy, California <br /> August 1, 2019 Page 1 of 15 <br /> 1.0 SITE AND PROJECT DESCRIPTION <br /> The proposed Great Pacific Nut Processing Facility project is to be constructed on a roughly <br /> triangular shaped parcel of approximately 13.5 acres in size (APN: 255-02-061) located at 3501 <br /> Lehman Road in Tracy, California. The project parcel is zoned as AG-40 (General Agriculture). At <br /> the time of our field reconnaissance the site consisted of an almond orchard with a residential <br /> dwelling and associated structures located in the southwest corner of the site. <br /> The project site is bound by Lehman Road to the southeast, Ahern Road to the northeast, and a <br /> Banta Carbona Irrigation District (BCID) canal along the west. Adjacent surrounding properties to <br /> the north, south, east and west are agricultural and existing residential structures. Residential <br /> structures are located on adjacent parcels to the west (APN: 255-02-046), northeast (APN: 255- <br /> 02-058) and east (APN: 255-02-044). A Banta Carbona Irrigation District office building (APN: <br /> 255-02-062) is located southeast of the project site. Figure 1, Site Index Map, at the end of this <br /> report, shows the general location of the site. Figure 2, Exploration Map, shows the configuration <br /> of the proposed project. An "Assessors Parcel Map" is attached as Figure-3. <br /> An existing domestic well was observed near the southwest corner of an existing metal shop <br /> ybuilding located near Lehman Road (approximately 130 ft south of proposed leach field). At the <br /> ( time of our study however the pump and well pipes had been removed and the well was not in use. <br /> An agricultural pump, which did appear to be in use, was located approximately 110 feet west of <br /> the proposed leach field. Based on our observations the pump is used for irrigation by pumping <br /> water from the Banta Carbona Irrigation District Canal located approximately 130 feet west of the <br /> proposed leach field. <br /> The proposed Great Pacific Nut Processing Plant project is understood to consist of designing and <br /> constructing a 30,000 sf warehouse. The project will also include constructing a breakroom / <br /> bathroom with associated septic tank and leach field to dispose of sewage waste. Finally the <br /> project is to include constructing surface improvements such as access drives and parking, as well <br /> as constructing storm drainage disposal system. <br /> % <br /> GSL MIN <br />
