Soil Suitability and Nitrate Loading Evaluation CTE Job# 25-0710
Great Pacific Nut—Nut Processing Facility Expansion
3501 Lehman Road
Tracy, California
Auzust 1, 2019 Page 2 of 10
The proposed new warehouse building site is expected to be located at the southwest portion of the
property on 0.7f acres immediately north of the existing house. The proposed improvement area
had been cleared of orchard trees and grading was being performed at the time of our site visit.
The surrounding remaining acreage is understood to continue to be used for agricultural (orchard)
purposes. Geotechnical design of the proposed building and improvements was the subject of our
previously submitted "Geotechnical Engineering Investigation" (CTE No. 25-0710G, dated
November 9, 2018).
2.0 PRESENT, PAST AND PROPOSED USE
The project site is currently utilized for agricultural purposes. Based on historic aerial
photography and USGS topographic mapping, with exception of the existing three structures
currently present on the site, no other previous structures are observed to have been present on the
subject site between 1993 and 2018. As indicated above, existing residential structures are present
on the adjacent parcel to the west (APN: 255-02-046), northeast (APN: 255-02-058) and east
(APN: 255-02-044) and the Banta Carbona Irrigation District office building (APN: 255-02-062) is
located to the southeast of the subject site. Other improvements (existing wells and OWTS) are
also present on these properties. Based on review of aerial photography and published mapping of
the surrounding properties, current and past primary use of these adjacent properties has been
primarily for agricultural purposes.
At the time of our field reconnaissance an existing residential structure, detached garage and a
metal shop/warehouse building were located at the southwest corner of the subject property
adjacent to Lehman Road. These structures were unoccupied at the time of visit, although, it is
understood the house may be occupied in the future. It is our understanding that the detached
garage was converted to a living space at some time in the past, although, is scheduled to be
------------------
1
demolished in the near future and will not contribute to waste loading. Based on information from
the San Joaquin County Assessors website (hitps://assr.parceiguest.com/Home,"History/0), the
existing house is 1149 sf with two bedrooms and one bath built in 1945.
%1CAUNC,
