00-3737 <br /> 1.4 Conclusions <br /> • Our LSI confirms the presence of PCE in shallow groundwater at the Site, <br /> which the Twining SGS previously identified. <br /> • The PCE release confirmed by this LSI does not appear to warrant active <br /> remedial response, since the identified concentrations are below current <br /> drinking water standards. <br /> 2.0 Site Characteristics <br /> 2. 1 Site Description <br /> The Landing consists of three single-story, commercial/retail buildings (3410, 3422 & <br /> 3436 West Hammer Lane), paved parking and drive areas, and landscaping. Stockton <br /> Assessor's map identifies this property as Lot 14 in Map Book 071, Page 20. It is located <br /> within San Joaquin County Township 2N, Range 6E, Section 18. <br /> The exsisting buildings have occupied the 3.42-acre shopping center since circa 1983. <br /> Historical records indicate that before that time, the property was undeveloped. The <br /> immediate vicinity consists of residential apartment buildings and commercial (retail and <br /> office)properties. <br /> Paul's Cleaners currently occupies Unit K at the Site. The current operation is a drop-off <br /> location only (garments are dry-cleaned elsewhere). Paragon observed the interior of <br /> Unit K to be mostly open space, with a rack system to hang clothes. The front (westerly) <br /> portion of Unit K also includes a small `front desk' area attended by one clerk and a <br /> changing room. The rear portion includes a restroom and a storage room. We observed <br /> the storage room to be filled with items such as cardboard boxes, rolled-up rugs, and a <br /> headboard. <br /> Paragon observed Unit L to be completely empty. Mr. Craig Parker of Pine Grove <br /> Associates (the Site contact) told us Units L and K had been joined into a single, larger <br /> tenant space when Comet Cleaners conducted dry cleaning operations at the Site. <br /> The only OHM Paragon observed at the Site was a one-gallon container of paint thinner <br /> (isopropyl alcohol), near the rear of the open area in Unit K. <br /> 3422 West Hammer Lane,Stockton,California <br /> —3— <br />
