WGIR, <br /> Sou tlhwaes t, I[in c. <br /> WORKPLAN FOR PHASE II <br /> ENVIRONMENTAL SITE ASSESSMENT <br /> Port Parcel 12 <br /> Port of Stockton West Complex, <br /> Stockton,California <br /> 1. INTRODUCTION <br /> This work plan has been prepared by WGR Southwest, Inc., (WGR) on behalf of Bulk Materials <br /> International (BMI), potential lessees at the Port of Stockton, to conduct a Phase II <br /> Environmental Site Assessment for Port of Stockton Parcel 12. The purpose of the Phase 11 <br /> investigation is to obtain current soil and groundwater data for the proposed lease property, and <br /> to determine if soil/and or groundwater has been impacted by petroleum hydrocarbons as a result <br /> of its proximity to the Shell Oil Bulk Facility, east of, and directly adjacent to the proposed lease <br /> property. The assessment will provide baseline information representative of site conditions prior <br /> to the commencement of BMI's tenancy. <br /> 2. SITE SETTING <br /> Parcel 12 is an approximate 9-acre site located in the northeast corner of the West Complex of <br /> the Port of Stockton, San Joaquin County, California. It is situated directly east of Hooper Street <br /> where it meets Embarcadero, and north of Navy Drive. The northern boundary is approximated <br /> by the Stockton Deep Water Channel. Shell Oil Bulk Terminal is present to the east,Navy Drive <br /> is the boundary on the south, and Hooper Drive is the boundary on the west. Parcel 12 is a <br /> predominantly unsurfaced area with one single-story building (Building 12). A site vicinity map <br /> is shown on Figure 1. <br /> Parcel 12 is immediately west of and adjacent to the Shell Oil Bulk Terminal and Nustar(former <br /> Tosco) Bulk facilities. These sites have a history of releases, environmental assessment and <br /> remediation. Soil and groundwater beneath these sites are documented as contaminated. The <br /> groundwater flow in this area is such that contaminated groundwater is potentially present under <br /> the south end of Parcel 12. A site plan is shown on Figure 2. <br /> 3. GEOLOGY/HYDROGEOLOGY <br /> The subject site is an approximate 9-acre parcel located on the northeast area of Rough and <br /> Ready Island in the Port of Stockton's West Complex.
