MS-89-93 OF FRED PFEIFFER <br /> (C/O MELVA LIND ) <br /> --------------------------------------------------------------------- <br /> The applicant has submitted a preapplication for a Minor Subdivision <br /> to allow the division of a 0. 68 acre parcel into three parcels of <br /> 0. 22 , 0 . 23 , and 0 . 24 acres , respectively. The parcel has a General <br /> Plan designation of Low Density Residential and an accompanying zon- <br /> ing of AG-40 . <br /> GENERAL PLAN/ZONING CONSIDERATIONS : <br /> The General Plan designation of Low Density Residential specifies <br /> a density of 1 to 6 dwelling units per gross acre and a population <br /> density of 3 to 18 persons per gross acre. The proposed use <br /> appears to be compatible with this designation. <br /> The parcel as it is currently configured meets the zone ' s minimum <br /> lot width requirement, but does not meet the minimum parcel size <br /> requirement of forty acres . While the parcel appears to be a <br /> legal parcel, it is not sufficiently large to be further subdivided. <br /> The applicant is aware of the inconsistency between the proposed <br /> subdivision and the existing zoning and may submit a Zone <br /> Reclassification application, subject to the outcome of the pre- <br /> application conference . <br /> Given the existing zoning to the south and the size of the pro- <br /> posed parcels , an R1 -8 zoning would seem to be the appropriate <br /> choice for the reclassification. The General Plan/Zoning Matrix <br /> indicates that the proposed zoning is consistent with the General <br /> Plan designation. Further, the proposed parcel sizes meet the <br /> zone ' s minimum requirements for width ( 65 feet) and lot size <br /> ( 8 , 000 square feet) . <br />
