The avail- <br /> ability of public services will be addressed by the Public Works <br /> Department and the Local Health District during this pre- <br /> application conference . <br /> ACCESS CONSIDERATIONS : <br /> Although the un-named alley on which this parcel is located is <br /> County-maintained and has been designated as the access way for <br /> this parcel, it does not appear to be adequately sized to accommo- <br /> date the increased traffic generated by three additional residences . <br /> In addition, the alley lacks secondary access to a public street. <br /> This was one of the concerns which led the County Board of <br /> Supervisors to deny an earlier Zone Reclassification application <br /> ( Z-83-15 ) . <br /> SITING CONSIDERATIONS : <br /> The twenty ( 20 ) foot width of the alley results in a front yard <br /> setback requirement of forty-five ( 45 ) feet, measured from the <br /> centerline of the alley. This requirement, when combined with <br /> other setbacks and a maximum building intensity of forty ( 40 ) <br /> percent, results in a relatively small building envelope. The <br /> portion of each proposed parcel which could be used for siting a <br /> residence would be further reduced by likely Planning Division <br /> conditions requiring that all parking be kept on-site and out of <br /> front and side yards . The difficulty of building is also further <br /> complicated by the site ' s unusual topography. <br /> FLOOD ZONE CONSIDERATIONS : <br /> A portion of the property is located within the 100-year flood <br /> zone, which results in the requirement that the lowest finished <br /> floor elevation be one foot above the 100-year flood level. <br />
