Development Committee <br /> July 12, 1989 <br /> MS-89-93 <br /> Page 3 <br /> RECOMMENDATION : <br /> Based upon concerns regarding access/circulation, services , and <br /> siting, it appears that the proposed application represents an <br /> inappropriate division of land, and any Zone Reclassification <br /> application which reflects this proposed subdivision would not be <br /> favorably recommended to the Planning Commission. This stance is <br /> further borne out by the fact that the concerns which led the <br /> Board of Supervisors to deny the earlier reclassification are <br /> still valid. If , however, the applicant desires to pursue the <br /> proposal, the following shall be submitted with the full Zone <br /> Reclassification application : <br /> 1 . a copy of the recorded deed ( s ) or a current title report <br /> of the property; <br /> 2. will-serve letters for public water, sewage, and drainage ; <br /> and <br /> 3. a revised tentative parcel map containing a cross-section <br /> of the property showing slopes and elevations , and a dia- <br /> gram showing the approximate limits of the 100-year flood <br /> zone and building envelopes for each proposed parcel. <br /> The revised tentative parcel map will be made a part of the Zone <br /> Reclassification Application in order to illustrate the ultimate <br /> project. The actual Minor Subdivision Application will not be <br /> accepted until such time as the Zone Reclassification is approved <br /> by the Board of supervisors . <br /> NOTE: The preapplication review is designed to inform prospective <br /> applicants of General Plan consistency, zoning consistency, <br /> public improvement requirements , preliminary design con- <br /> straints and opportunities , and major environmental and safety <br /> issues . This information is provided in the hope of assisting <br /> the applicant in submitting a better and more complete <br /> application, as well as minimizing processing time . It is not <br /> intended to be an in-depth analysis , and an environmental <br /> assessment is not completed. The applicant should be aware <br /> that a detailed review will not be done until the full appli- <br /> cation is submitted. Also, if new or additional information <br /> is obtained, a revised application or Environmental Impact <br /> Report may be required. <br /> RL: vj <br />
