(PEI), was retained by Industrial Drive Receivership Estate <br /> (Client), to perform a Limited Phase II Environmental Site Assessment (Limited Phase II) of a <br /> property at 248 Industrial Avenue, Stockton, California 95206, consisting of 50 borings from <br /> which soil vapor, soil matrix, and groundwater samples were collected and analyzed. <br /> The RECs identified relevant to this report included the potential for subsurface contamination <br /> by volatile organic compounds (VOCs), semi-volatile organics (SVOCs), pesticides (including <br /> herbicides), heavy metals and petroleum products associated with previous activities at the <br /> Site. <br /> The scope of work for this Limited Phase II included a subsurface assessment conducted in <br /> accordance with the January 23, 2012,proposal. The scope of work included the sampling and <br /> analyses of soil vapor from 26 locations, soil matrix from 50 (including 26 soil vapor, 20 soil, 4 <br /> groundwater) boring locations, and groundwater at four locations for VOCs and TPH-carbon <br /> chain analysis. In addition, eleven soil samples were analyzed by USEPA Methods 8270 <br /> (SVOCs), 8141A (organophosphorous pesticides), 8081 (organochlorine pesticides), 8151A <br /> (chlorinated herbicides), and CAM 17 metals. The findings are discussed below for each of the <br /> areas evaluated. <br /> Septic Tank Area <br /> This Limited Phase II has found that concentrations of benzene and 1,2-dichloropropane <br /> (Table 9) exist moderately above MCLs in groundwater samples apparently associated <br /> with the septic system(GW-1,Figure 3). Therefore, PEI is of the opinion that the septic <br /> system(including the leach field) represents a source area requires further investigation. <br /> Two UST Graves <br /> Two UST graves were detected near the southeast corner of the building during the <br /> geophysical survey. Observations made during excavations of two UST graves are that <br /> the visual signs of historical impact underlie these graves. However, significant soil <br /> impact was not noted in shallow soil samples collected from borings at these two <br /> locations (i.e„ SB-104, SB-106 & SB-108, and SV-5 and SV-7) within the building as <br /> well as adjacent to it. It is possible that higher concentrations of petroleum <br /> hydrocarbons exist at depths below the base of the former USTs. <br /> Railroad Railroad Spur <br /> The results of laboratory analyses are that moderate concentrations of motor-oil range <br /> hydrocarbons (C23-C35) occur along the railroad spur west of the building (Figure 5). <br /> Specifically, SV-11, SV-12 and SV-14 noted concentrations between 703 and 2,630 <br /> mg/Kg;however, these concentrations were below regulatory standards. <br /> Limited Phase II Environmental Site Assessment Report Pinnacle Environmental,Inc. <br /> 248 Industrial Avenue,Stockton,CA 95206 Page 25 <br />
