CONDITIONS OF APPROVAL <br /> UP-89-5 <br /> Steven Coldani , et al <br /> Unless otherwise specified below, the applicant shall fulfill all <br /> Conditions of Approval prior to operation of the use . <br /> 1 . Department of Public Works : <br /> a. An Improvement Plan, prepared by a Registered Civil <br /> Engineer , showing drainage, driveway access details, on- <br /> site parking, and grading shall be submitted to the <br /> Department of Public Works for approval . <br /> b. An encroachment permit shall be required for work within <br /> the road right-of-way. <br /> c . Services shall be provided, in accordance with the adopted <br /> County Development Policies for Planned Highway Service <br /> Areas Outside of Centers, which will include a public <br /> water system, a public sewer system, and terminal <br /> drainage . The first phase may be constructed with priva- <br /> tely operated water and sewer systems, but they shall be <br /> designed and constructed for conversion to public systems . <br /> The owner shall submit proof that existing drainage faci- <br /> lities have adequate capacity for the additional runoff . <br /> The property shall annex to County Service Area No. 31 for <br /> the operation and maintenance of the public facilities . <br /> 2 . Public Health Services, Environmental Health Division: <br /> a. Any existing wells or septic tanks must be destroyed under <br /> permit and inspection by the Environmental Health <br /> Division. <br /> b. Construct a water well under permit and inspection by the <br /> Environmental Health Division prior to occupancy. If the <br /> number of non-resident individuals exceeds 24 for at least <br /> 60 days per year or the number of service connections <br /> exceeds four, a yearly permit to operate a public water <br /> system under the provisions of Title 22 , CCR, will be <br /> required by the Environmental Health Division. <br /> c. Construct an individual sewage disposal system under per- <br /> mit and inspection by the Environmental Health Division <br /> prior to occupancy. State on revised plans or improvement <br /> plans that the leach field area will be barricaded so that <br /> it cannot be driven over, parked on, or used as a storage <br /> area. <br /> d. Refuse, garbage, and other solid waste material must be <br /> stored, removed, and transported to an approved landfill <br /> in accordance with San Joaquin County Ordinance No. 877 <br /> Conditions of Approval - 1 - (UP-89-5) <br />
