Staff believes that a truck <br /> scale also is accessory as an H-S use, and that adding one acces- <br /> sory use to another accessory use fails to make the project con- <br /> sistent with the intent of the H-S zone. <br /> On the pre-application Site Plan, the truck wash was wholly con- <br /> contained on A. P.N. 055-150-04 . On the application Site Plan, <br /> however, the improvements have been shifted to the opposite end <br /> of the parcel so that they overlap onto A.P.N. 055-150-03 , as <br /> well. All project improvements must be located on the same <br /> parcel. Although the revised Site Plan indicates that a lot line <br /> adjustment will be made , the proposed property line locations are <br /> not shown. <br /> Once the traffic/utilities study has been reviewed, staff will <br /> request a revised Site Plan, schedule a follow-up Development <br /> Committee review date, and provide a list of "conditions , if <br /> approved, " staff recommendations for the Planning Commission <br /> hearing. <br /> HI . vj <br />
