SURROUNDING SITES
During the course of the Phase I investigation, three sites of environmental concern with the
potential to adversely impact the subject properties via migrating ground water were identified. The
sites and the nature of the environmental concerns associated with the sites were as follows:
• Metals and pesticides from the former magnesium plant east of the properties,
• Metals from the surface impoundment on the Steelguard site north of parcel 17, and
• Metals, pesticides and semi-volatile compounds from the Lague Sales site southwest of the
parcels
Although AGE had no evidence that any of the sites noted above had impacted ground water, the
shallow depth to water, the proximity of these sites to the subject property and their apparent scales
of operation made it prudent to check ground water on the subject properties to assess for
encroaching suspect contaminants.
2.3. REGIONAL GROUND WATER ELEVATION
The subject property is located just outside the contoured areas on the maps titled Lines of Equal
Depth to Groundwater Spring 1996 and Lines of Equal Elevation of Groundwater Spring 1996
published by the San Joaquin County Flood Control District and Water Conservation District
(FCD&WCD). Extending the contours slightly, the estimated depth to ground water at the property
is approximately 10 to 20 feet below surface grade (bsg) and are suggestive of local ground water
flow toward the northwest on the property. Reports from area sites undergoing ground water
monitoring place ground water at depths of approximately 10 to 15 feet bsg. The flow direction may
be greatly modified by local recharge and discharge patterns and several active wells are in the
immediate area, which could locally affect flow direction and depth to water. Ground water is
considered to be of beneficial use and is used for domestic, industrial and commercial purposes.
3.0. SCOPE OF WORK
The scope of work included advancing five soil probe borings to depths as great as 20 feet below
surface grade,if necessary,to collect grab ground water samples to analyze for suspected potential
contaminants. The properly preserved samples were to be submitted to a California Department of
Health Services(DHS)-certified laboratory for analysis for the contaminants of concern. All ground
water samples were analyzed for CAM metals; two samples for pesticides and semi-volatile
compounds.
