It should be noted that when an assessment is completed without adequate subsurface <br /> exploration or chemical screening of soil and groundwater beneath the site, as in this <br /> study, no statement of scientific certainty can be made regarding latent subsurface <br /> conditions, which may be the result of on-site or off-site sources. The findings and <br /> conclusions of this report are not scientific certainties, but rather probabilities based on <br /> professional judgment concerning the significance of the data gathered during the course <br /> of this investigation. Aperio Inc. is not able to represent that the site or adjoining land <br /> contains no hazardous waste, oil, underground storage tanks, or other latent condition <br /> beyond that detected or observed by Aperio Inc. during the Phase I Environmental Site <br /> Assessment. The possibility always exists for contaminants to migrate through surface <br /> water, air, or groundwater. An investigation to determine whether or not contaminants <br /> are present in the surface and subsurface soil is not within the scope of work required to <br /> produce the Phase I Environmental Site Assessment. Chemical analysis of soil and <br /> groundwater samples to quantify levels of contamination is also not within the scope of <br /> work required to develop a Phase I Environmental Site Assessment.
