Grant Deed by which James B. Gordon, Trustee of the Lawrence W. Gordon and <br /> Bernice K. Gordon Revocable Trust Agreement, dated August 2, 1995, granted the <br /> Property to James B. Gordon, Trustee of the Survivors Trust of the Lawrence W. <br /> Gordon and Bernice K. Gordon Revocable Trust Agreement, dated August 2, 1995. On <br /> August 2, 1995, Larry Gordon and Bernice K. Gordon executed a Quitclaim Deed for <br /> the Property to themselves as Trustees of the Gordon Family Trust. The Gordon's <br /> appeared to have acquired the Property in 1959. <br /> 2.2 Physical Description of Site. The Site is located within a residential <br /> district of the city of Manteca. The southwestern corner of the property abuts the <br /> northwestern corner of the Brock Elliot Elementary School. Structures at the property <br /> are dilapidated and vacant. A residence and two outbuildings have been partially <br /> decimated by a fire. Recently some demolition of the buildings has commenced. <br /> Conditions at the site are depicted in an October 2, 2007 inspection conducted by <br /> Muniappa Naidu, REHS, Senior Registered Environmental Health Specialist, <br /> San Joaquin County Environmental Health Department. A copy of the inspection report, <br /> including photos, is included in Exhibit B. The Site is currently fenced to discourage <br /> trespass, however, unauthorized persons may trespass onto the Site and be exposed <br /> through direct contact to wastes accumulated and/or discharged to the soil. Typical <br /> activities that might lead to exposure to the trespasser include scavenging for recyclable <br /> materials, theft of materials for sale, or squatting on the Site. <br /> 2.3 Site History. Mr. Larry Gordon operated numerous commercial ventures <br /> at the Property. Larry W. Gordon and Bernice K. Gordon maintained a residence at the <br /> property. <br /> 2.3.1 Prior to 1988, Mr. Larry Gordon operated chemical formulation, <br /> repackaging and resale businesses. The businesses were known as Gordon Research <br /> Company and U.S. Gordon Subproperty. Both of these businesses were operated by <br /> Larry Gordon. These businesses purchased bulk chemicals and stored them at the site. <br /> 2.3.1.1 In 1984, in response to a complaint received by the State of California <br /> Page 3 of 25 <br />
