`nv \44
Executive Summary
Mel Bokides Petroleum
501 West Lodi Avenue, Lodi, California
The site is located at the northwest comer of the Lodi Avenue and Hutchins Street in Lodi,
California. The site was operated as a gasoline dispensing station until February 1998,when the UST
system was removed. The facility operated as a service station for intermittent durations from the
1950s until early 1998. Three USTs and associated product distribution system were removed from
the site. During two phases of investigation at the site, hydrocarbon-impacted soil was detected in
the area of the former USTs and to a lesser degree in the former dispenser areas. The hydrocarbon-
impacted soil was encountered from the base of the former USTs to approximately 50 feet below
surface grade into the saturated zone at the site and has impacted ground water in the local area.
Over four years of soil and ground water investigation at the site, five ground water monitoring well
and two additional soil vapor wells have been installed at the site. Ground water samples collected
from the wells indicated significant concentrations of dissolved hydrocarbons near the northern
portion for the site and reduced concentrations at the southern edge of the site, under Lodi Avenue.
Several applicable remedial technologies have been considered for use at the site. The PHS-EHD
approved the use in-situ soil vapor extraction and in-situ air sparging technology to treat the
hydrocarbon impacted soil and ground water at the site. The advantage of soil vapor excavation is
that the major portion of on-site impact to soil would be removed from the site, along with the
saturated zone when in conjunction with air-sparging.
Remedial Action Work Plan detailing proposed corrective action should be prepared. Development
of a Remedial Action Work Plan will be based on the final agency-approved corrective action
alternative.
