Box 388 <br /> Stockton Ca. 95201-0388 <br /> Dear Mr. Infurna, <br /> 1 am in receipt of your letter dated February 6 1996 regarding our property at <br /> 501 Lodi Avenue Lodi, Ca 95240. <br /> I understand your concern as to the placement of monitoring wells and their <br /> longevity at the above mentioned location. I will give you two possible scenarios <br /> that may transpire at this location between now and 1999. At this point I want to <br /> make it very clear that circumstances could change and our plans may be <br /> different from what is stated below. This letter is in no way a commitment to San <br /> Joaquin County or any.other Governmental body. <br /> SCENARIO ONE <br /> Historically, Lodi has been one of the worst areas in the country to be a retail <br /> gasoline marketer. ARCO continues to dump gasoline in Lodi through their <br /> company owned locations at prices far lower than those charged in surrounding <br /> communities. Should this change, our location may be viable as a Convenience <br /> Store/ Retail Gasoline location. The new configuration would leave the canopy <br /> and fuel islands as they are now. In addition a 1500 to 2000 square foot <br /> convenience store would be built in the north east corner of the property. A new <br /> fuel tank could be installed in either the current tank pit or on the western apron <br /> of the site. Work on this project could start in late 1997. <br /> SCENARIO TWO <br /> For the reasons stated above, our location may be better used as some other <br /> kind of retail facility. At this point, we are considering a Quick Lube type <br /> operation with a car wash. The building to house this facility would stand just <br /> west of where the fuel islands are today. Plans for this type of operation are <br /> Preliminary but I believe that the east end of the property and the current tank <br /> area would be paved for parking. Work on this project could start in late 1997. <br />
