E P - 1 7 -97 WED 1 1 09 SHELL OIL - -TOH ER I CKSON P - 02 NNW-1 mrd D-283-0(Rev.3-95) advertised, stored, sold or distributed on or from the following described land now owned by LESSOR, and LESSOR further covenants that, so long as SHELL is lessee of the Premises (whether under this or any succeeding Iease thereof), no structure shall be erected or placed within fifty (50) feet from the South line of the public way of Louise Avenue on said following described land now owned by LESSOR: All that portion of the Northeast Quarter of Section 32, Township 1 South, Range 7 East, Mount Diablo Base and Meridian, in the City of Manteca, County of San Joaquin, State of California described as follows: COMMENCING at the Northeast comer of said Section 32; thence along the North line of said Section 32 North 89 degrees 52' 30" West, 230.00 feet; thence leaving said North line and running parallel to the East line of Section 32 South 1 degree 34' East, 42.01 feet to a point an the South line of Louise Avenue and the True Point of Beginning; thence continuing along last said bearing and parallel line South 1 degree 34' East, 187.99 feet; thence along a line running parallel to the'North line of Section 32 North 89 degrees 52' 30" West, 116.00 feet; thence along a line running parallel to the East line of Section 32 North I degree 34' West, 197.99 feet to a point on the South line of Louise Avenue; thence along said South line running parallel to and distant 42.00 feet southerly measured at right angle from the aforementioned North line of Section 32 South 89 degrees 52' 30" East, 116.00 feet to the True Point of Beginning. Nothing contained herein shall prevent the sale of motor oil or related products (other than motor vehicle fuels) on the above described property. 9. Use Of Remises. SHELL shall have the rights, at SHELL's expense: to enter the Premises, at any time after the date of this Lease, for the purpose of making investigations and surveys; to construct, install and maintain on the Premises, and paint in colors of SHELL's selection, an automobile service station, and any additional buildings, improvements and e-uipment (including advertising signs and billboards) that SHELL may desire; and to make any a?terations that SHELL may desire in the Premises and the buildings, improvements and e^uipment at any time located thereon, 10. Repairs And Maintenance. SHELL agrees, throughout the term of this Lease, to keep and maintain, at SHELL's sole cost and expense, the Premises in good repair and in safe and proper condition and state of maintenance, and in full compliance with all codes, statutes, r 'es and regulations and other laws applicable thereto, as the same may be amended, making s h replacements thereof or substitutions therefor,as may be necessary or required. 11.
