Kennedy/Jenks Consultants <br /> ' chemicals can migrate readily through these deposits If chemicals have entered the <br /> subsurface environment immediately upgradient of the subject property, a potential exists <br /> for these compounds to migrate to groundwater underlying the subject property Possible <br /> sources of chemicals in the site vicinity include leaking USTs and associated piping, <br /> ' improper chemical storage and subsequent leakage, and unauthorized discharges of <br /> hazardous waste to sewer lines and drains <br /> ' 47 Any Other Conditions of Concern <br /> 4 7 1 Radon <br /> ' The site is not located in an area with a high potential for radon buildup or seepage, it is <br /> unlikely, therefore, that there is a significant radon health threat in this location EPA <br /> estimates that only 2 4 percent of California homes are likely to have radon concentrations <br /> above the recommended EPA action level of 4 0 pCi/L To date available data collected in <br /> San Joaquin County does not indicate that there is a widespread radon problem, with only <br /> 3 6% of homes predicted to exceed the action level <br /> 4 7 2 Asbestos-Containing Building Materials <br /> ' An assessment for suspect asbestos-containing building materials (ACBMs) was limited to <br /> a visual assessment of readily accessible areas of the buildings on the subject site Three <br /> friable potential ACBMs, thermal system insulation (TSI), black tar-paper ceiling material, <br /> and linoleum, were observed Confirmation of the presence of ACBMs can only be <br /> performed using analytical testing which was not performed as part of this assessment <br /> The following materials were identified as suspect ACBMs on the subject property <br /> • TSE was identified covering the old hot water tank and on a pipe protruding near the <br /> ceiling of the boiler room at the Cunningham Hotel The remainder of the exposed <br /> piping in the boiler room was covered with foam insulation The water tank TSI <br /> covered approximately 50 square feet of area The amount of TSI covering hot <br /> water pipes within the walls is unknown This friable material had deteriorated and <br /> was in poor condition <br /> • Black ceding material was identified in the boiler room at the Hotel Cunningham <br /> The matenal was likely applied to the boiler room ceiling as a fire retardant The <br /> material covered approximately 120 square feet of area This friable material had <br /> deteriorated and was in poor condition <br /> ' • Linoleum was identified on the floor of the kitchen/laundry room on the second floor <br /> of the Cunningham Hotel The linoleum covered approximately 170 square feet of <br /> area This fnable material appeared to be damaged by age and in poor condition <br /> ' Two types of 8-inch floor the (typical of vinyl asbestos tile) and mastic was observed <br /> on the first floor of the unoccupied budding at 626-632 Market Street The tile, <br /> covering approximately 2,500 square feet of area, likely contains asbestos This <br /> material was observed to be in poor condition Because the second floor was not <br /> accessed, it is unknown if, or how much, tyle is in the flats on the second floor of the <br /> building <br /> ' i 51ob1B8t960014 Mtextdoc 14 <br />
